California Caretaker Laws
- The owner or the owner's caretaker must reside on the premises of every California apartment building containing 16 or more units.
- The owner or the owner's caretaker must reside on the premises of every California hotel containing 12 or more guest rooms.
- In California, a single caretaker may oversee more than one building if the buildings are under the same ownership and are built on a single, continuous parcel of land.
- Where an owner does not live on the premises of an apartment house of more than 4 but fewer than 16 apartments, a conspicuously displayed permanent notice must be posted and must contain the name and address of the owner or the person acting as the caretaker on behalf of the owner.
