  Selling a home in any market can be challenging. However, sellers are in the driver's seat when it comes to how quickly their home sells. The two primary reasons that properties don't sell are improper pricing and improper presentation, yet these are two of the easiest pitfalls for sellers to avoid.
  
  

Staging

• The Staging Diva says that to sell a property for top dollar, potential buyers need to feel as if it's a show home. The look and feel of the house must be neat and clean, with a place for everything and everything in it's place.
  
  Clutter often begins in a closet. It's important to remember how valuable storage space is to a home buyer. Because storage space is so crucial, it's important that home sellers remove the clutter in the closet and keep only what is essential. Less is more. Many items can be placed in storage facilities to cut down clutter around a home as well.
  
  Plastic bins and drawers in bathrooms and closets are useful to keep an organized and clutter-free area for buyers to browse. Remember, buyers will look at each area of your home and evaluate it's storage space. Organization is essential.
  
  

Pricing

• Yahoo real estate says that to come up with a good pricing strategy, it's good to measure comparable homes in the immediate area against your own home. Comparable homes are those that have been on the market and those that have been sold within the past 6 months.
  
  The best formula to use is price per square foot. Take the average price of homes in the neighborhood and divide that by the square footage of yours. That will give you a price per square foot and a good starting point for pricing your home to sell.
  
  You can also have a real estate agent do a comparative market analysis for more in-depth figures and pricing, or even pay a real estate appraiser to do a bank appraisal of your property for another starting price point.
  
  

Be Flexible

• Remember that the market is always changing. The price that fits today might not fit a few weeks from now. It's important to be sensitive to the ebb and flow of the local market. Price adjustments are often necessary two or more times before a property sells, so be prepared to make them.
