The towering success of skyscrapers: Primrose Hill estate agents take a view

London's skyline is set to keep changing as it's been revealed there are 230 new towers in the planning, at the last count. Primrose Hill estate agents have been monitoring the proposals for some time, with anticipation that there may be a glut of new flats for sale in Primrose Hill and in the surrounding Central and North West London postcodes.

 

The building of new skyscrapers used to be separated into two distinct camps - those for business - including One Canada Square at Canary Wharf and City bastion St Mary Axe (The Gherkin); and those for almost 100% residential use, such as St Georges Wharf Tower, Strata and Pan Peninsula.

 

Today, with differing approaches to planning and a slant towards mixed-use developments, towers are likely to house commercial, office, retail and residential units that, more often than not, mingle on different floors to take advantage of the views and premium price per square foot the panoramas grant. The perfect illustration of this is The Shard at London Bridge, where a public viewing gallery, a restaurant, office units and luxury apartments jostle for space.

 

It is unlikely that the tower-building frenzy will result in a wave of flats for sale and flats to rent in Primrose Hill, as NW8 falls within a Conservation Area. However, there are new developments springing up and some of the most coveted flats for sale in Primrose Hill lie behind the gates of 50 St Edmund's Terrace - a collection of 37 luxury apartments set over six storeys. Although not on the dizzying scale of the Merchant Square tower that is proposed for nearby Paddington or the eponymous One Hyde Park, Primrose Hill estate agents have a keen audience for the highly specified apartments at this well-equipped development (landscaped gardens, a concierge, a spa and a swimming pool are included).

 

There is, consequently, a flip side to the glut of glass and steel skyscrapers looming on the London horizon. Their cutting-edge architecture, shiny exteriors and landscape dominance isn't every home mover's cup of tea. Flats for sale and flats to rent in Primrose Hill may find a new audience almost by default. Home buyers and tenants squeezed out by tower living could potentially be drawn to NW8 by its converted stucco-fronted Regency dwellings, fine examples of purpose-built Art Deco blocks, handsome mansion houses and low-rise modern apartment developments.
