Real estate investments may be capital intensive but can be a highly rewarding venture when carried out properly. The main purpose for making such investment is to gain profit from the purchase, rental, or sale of a realty property.

Real estate markets can present a challenge for investors when they are seeking for opportunities to buy properties because the way it is organized can vary from one country to another. An excellent investor must have a knack for appraising or determining a property value even with limited availability of information. It is also common for them to use market listings, public or private sales as well as real estate agents as possible investment sources. Then, the condition of the prospect property is investigated to ascertain if it would be a profitable venture. Once the results are positive, investors can choose to hire the services of real estate agents to help in price negotiations and property acquisition. The transaction usually includes sale terms that must be completed by the investor before final purchase will take effect.

Cash flow generation from real estate investments can generally happen in four methods:

Offset in tax shelter. Other sources of income can have less tax liability due to carryover losses, tax credits, and depreciation. The tax shelter savings that is derived in the process is sold in exchange for cash because some of it is transferable.

There are risks that may be involved in real estate investments but it is often outweighed by more advantages:

The income that can be derived from renting out a real estate property generates higher returns than the original capital invested. To gauge the profitability of rental yield, it is important to take into account the taxes as well as expenses for maintenance and utilities.

Whenever inflation occurs, the value of real estate investments offered for rent increases. This is because more people rent homes instead of buying their own property since the former is a cheaper option. Since there is an increased demand of properties for rent, investors can ask for higher rental rates. In this situation, the investor also has the freedom to sell the property and use the money that would be derived from the transaction for reinvestment in other properties with higher appraised value.

Purchasing real estate investments and then improving its existing condition can increase its equity. This is possible if the value of the property after making the necessary improvements is significantly higher than the original price the investor has to pay for the purchased property.
