Valley Blvd/Eastern Ave - Is It the Right Neighborhood For You?
In my never ending search for good places to live in Los Angeles I discovered a small neighborhood in the 90032 zip code.
I chose this neighborhood because of its home prices which range from $200,001 to $300,000.
The median cost of a house in this neighborhood; $347,544.
The house prices seemed right, but is the neighborhood a good fit? To answer that question I took to the internet.
Here's what I found.
Valley Blvd.
and Eastern Ave.
are considered an urban neighborhood due to the density of its population.
Real estate there ranges from small studio and two bedroom homes to medium 3-4 bedroom single family homes.
There are also a number of high rise apartments to be had there as well as your standard complexes.
Rents here are lower than 67% of all California neighborhoods so that's good news if you are going to be renting.
Demographics aside, when it comes to notable characteristics of this small neighborhood it's considered to be one of the most walkable neighborhoods in the country.
The neighborhood of Valley Blvd and Eastern Ave are full of walkable streets, sidewalks, paths and courtyards one can use to have a cup of coffee, relax and enjoy the sights and sounds of the neighborhood.
Because of its low crime and high safety index it makes the perfect place for college students who often don't have a car to get around on.
In fact, because of its safety and walkability this neighborhood ranks in the top 2.
2% in the US.
When it comes to employment Valley Blvd and Eastern Ave.
neighborhood is well diversified across three main sectors, manufacturing and labor, sales and service, and clerical assistant and tech support, nearly equally represented here.
Most neighborhoods I have researched have one sector that usually tops the rest, but not here.
Following closely behind these at 20% are the executive, management, and professional occupations.
73% percent of the residents here drive their own private vehicle to work, while 16% carpool with others.
6% ride the bus.
When it comes to languages, 57% of the homes here speak Spanish.
The other most represented languages are English, Chinese, and Vietnamese.
Finally, doing the research on the internet is only part of the work you should be doing here.
