How to Become a Georgia Section 8 Landlord
- 1). Contact the public housing agency in the county where your property is located. In Georgia, the Department of Community Affairs oversees the Housing Choice Voucher Program for all but 10 counties in the state. These 10 counties each have their own public housing authority. Ask if there are any informational meetings that you must attend prior to accepting Section 8 housing vouchers.
- 2). Request that your property be placed on the housing authority's list of available housing. If you are working with the Department of Community Affairs, you can do this yourself through the agency's website.
- 3). Screen and select tenants as you normally would. Your selection process should conform to both fair housing laws as well as your own standards.
- 4). Select a tenant. Ask him to give you the Inspection Request Form which is provided with his housing voucher. Submit this form to the housing agency to schedule an inspection of your property.
- 5). Sign both the lease and the housing contract with the housing authority following the inspection process. You may also wish to arrange for direct deposit of the Housing Choice Voucher funds into your bank account.
